Where does the data come from?

The free layer, the property, the estimated embedded gain, the listing status, and the owner's other in-market holdings, comes from public county assessor, recorder, and listing records. The paid layer, verified mobile, email, LinkedIn, household, and nationwide holdings, is matched through licensed data providers and shown only when it resolves to a real record.

What is free, and what is paid?

Public county data is free and always shown: the owner, the property, the embedded gain, the readiness score, and the owner's other properties in your market. The verified personal contact and wealth layer is a paid deep-enrich, gated behind an explicit click and metered (for example 50 enrich credits per month on the Pro plan). The free-to-paid boundary is intentional and never a bait-and-switch.

How is the readiness score calculated?

It is a 0 to 100 score built from four weighted factors: embedded gain (35), sale intent (20), wealth signal (20), and investment profile (25). Every profile shows the breakdown, so the score is explainable rather than a black box.

What are deep-enrich credits?

Each deep-enrich resolves the individual behind a listing and pulls verified contact, household, nationwide holdings, and a LinkedIn profile when one is available. Credits are real cost, so they are metered. You see how many remain in the month, and at the cap you get a clear "resets next month" message rather than a surprise charge.

From an enriched lead you can reach out the way that fits the relationship: a call, a handwritten note, an email cadence, or adding them to an advertising funnel, with every touch logged in your pipeline.

How does territory exclusivity work?

On the Exclusive tier, a single advisor holds a county or ZIP. No other Seller Signal subscriber works the same owners in that territory, so you are not racing five other advisors to the same call.

Is this compliant, and is the contact data legitimate?

This is a compliance-sensitive audience, so the product never fabricates a name, a figure, or a phone number. Public records are always public. Contact data is sourced from licensed providers and revealed only on an explicit, metered enrich. Where no verified match exists, the profile says so honestly instead of inventing one.

Which markets are covered?

The territory map spans 650 US county markets, ranked by 1031-seller density. Jacksonville, St. Augustine, and Chicago are live now with named, scored owners; the rest light up as their county data loads. You can request a market when you get the report, and we prioritize by demand.
